Inquiry Qualified lead Booking Revenue

Conversion tracking originally stopped at inquiries, so Google Ads was optimizing toward form fills that often never closed. We shifted the conversion definition to confirmed bookings, imported closed-won deals from HubSpot as offline conversions with revenue attached, and restructured campaigns around corporate relocation vs. executive housing intent.

ROAS grew from 271% in February to a peak of 1,436% in June, settling at 1,045% in July as the account matured — bidding was finally learning from actual revenue instead of lead volume, and wasted spend across keywords and placements came down.
